DETAILS FOR YOUR Cabin STAY

We are so excited to have you stay with us this summer
and we want to make sure you are as prepared as possible for your stay!

Arapaho Valley Ranch is an OFF GRID guest ranch.
We do not have access to regular public works resources like electricity, water, sewer, trash, and internet.
Our generator and solar panels run all of our electricity and make our water flow
We have septic tanks rather than a public water and sewer system.
We do have limited internet access.
Understanding how precious these resources are is vital to enjoying your stay with us.
We hope you will have the same respect for these resources as we do and are happy to answer any questions you might have about our rules and regulations!

CHECK IN: 3:00 PM - 9:00 PM
  • Please stop and check-in at the Lodge when you arrive, it’s the first building on the right once you enter the gates.
  • All fees must be paid prior to arrival.
  • Waivers and Rules and Regulations must be signed by all adults.
  • Once you have checked in we will show you to your Cabin and show you where you can park your car (usually right next to your cabin!)
CHECK OUT: 11:00 AM
  • Please make sure all items provided for your stay are in your cabin before you check out!
  • If you need a late checkout, let us know – sometimes we have some flexibility.
TRASH
  • Please IMMEDIATELY place trash into these BEAR PROOF dumpsters.
  • Each cabin is provided with one trash bag, additional bags can be brought from home or purchased in our store.
  • DO NOT LEAVE TRASH OUT at any time, including inside your Tipi. This is bear country and they will find trash if you leave it out. Please toss it as soon as you create it!
MUSIC
  • Personal music is permitted in your cabin, glamping tent, tipi, camper, or RV.
  • Please keep music at a reasonable level out of respect for other guests. All outdoor music must end by 10:00 p.m., and AVR reserves the right to limit volume levels accordingly.

cook and eat your food. Please keep track of these things during your stay and make sure they find their way back before you check out!

If you would like to enjoy our firepit at the Lodge, we have
firewood for sale in our store, or you are welcome to bring your own
pre-bundled/chopped firewood.
The Cabin also has its own outdoor grill with propane included.

Our fire pits can also be used if you want to grill, roast marshmallows, warm your hands while stargazing, etc.

Our fire pits are also good for burning old food that is not used to cut down on trash.

The beds are fully dressed however we recommend bringing any extra bedding you may want for warmth or comfort.
Please let us know if you need extra bedding.

A brand new bathhouse is located in Tipi Village with flushing toilets and showers. Each cabin is provided with two towels.
If you need extra towels or supplies for your stay, please let us know!

What to bring

FOOD
  • We do not have a restaurant so bring all the food you need for your stay and everything you need to prepare, eat, and cook your food, breakfast, lunch, and dinner.
  • We have a small store in the Lodge for ice, snacks, sodas, and candy. The closest grocery store is about 30 minutes away in Granby and it’s a perfect place to load up before you visit!
  • Our fire pits are perfect for grilling.
  • The mini-fridge in the cabin is small but cute – you may need to bring an extra cooler for your food and beverages.
  • The cabin has an outdoor BBQ propane grill that you can use to cook your food and you can also use our Lodge fire pit for any cooking or roasting marshmallows.
WATER
  • We have fresh spring water on our land and access to a spigot for filling up jugs during your stay – it’s delicious!!
  • You may fill jugs with up to 5 gallons of drinking water.
  • Our water is not meant to fill up your RV.
  • There is a wonderful RV station in Granby at Kaibab Park where you can dump and fill.
CLOTHING
  • We recommend that you come prepared for all types of weather. The Rocky Mountains can be unpredictable at times and while our usual is about 80’s and sunny with afternoon showers here and there, things can change quickly and it’s important to be prepared!
  • You should be prepared for afternoon showers or possibly an entire day of rain (it’s rare, but it does happen!)
  • Bathing suits if you are brave enough to take a swim in the icy cold Colorado waters!
  • Hats, sun protection – we are at 9,000 feet, so the sun is intense, and sunburns happen quickly.
  • Shoes – you may want hiking boots and/or waterproof shoes.
OTHER ITEMS

Good to know

Dogs

One dog per campsite is welcome at AVR for personal tent camping only.

Dogs are not permitted in our glamping tents, tipis, lodge rooms, or cabins. Dogs must be with their owners and on a leash at all times, cleaned up after promptly, and must not disrupt other guests.

The Rocky Mountains are full of wildlife and dogs are at risk of not only being attacked but also disturbing the wildlife. We respect the wildlife living amongst us first and foremost.

We can provide names of local doggie daycare services if you decide this is not a good fit for your dog.

If any damages are incurred as a result of your dog’s actions, AVR may charge for services and repairs. IF YOUR DOG IS DEEMED DANGEROUS, HARMFUL, OR DISRUPTIVE, AVR HAS SOLE DISCRETION TO REQUIRE YOU TO FIND OTHER ACCOMMODATIONS OR CALL ANIMAL CONTROL IF NECESSARY. NO REFUNDS WILL BE GIVEN.

ALCOHOL

Arapaho Valley Ranch is BYOB.

Our historic lodge contains the famous Red Dog Saloon, Colorado’s Smallest Bar! Red Dog Saloon is a legally operating licensed bar serving beer, wine, and liquor. We would love your support during your stay, but you are welcome to bring your own alcohol.

Our liquor license involves the entire lodge when our bar is open, so you cannot bring your own alcohol anywhere in the lodge during open bar hours. NO UNDERAGE DRINKING.

Fires

Due to the distance from local fire services, we have strict rules on fires at AVR, and often there are fire bans – make sure you have read all our detailed rules and regulations. Fire bans are regulated by the county and we follow all county guidelines.  If there is a fire ban in place during your stay we will let you know when you arrive and we have signs placed throughout the ranch notifying guests of these bans. Fire Danger and Fire Restrictions

With our close proximity to the National Forest, our property and guests are at a greater risk of fire.

Fires are only allowed in designated fire pits. AVR sells firewood in our store, or you can bring your own pre-bundled. NEVER leave fires unattended; fires must be fully extinguished before going to sleep or leaving your site for any reason!

AVR is always in Stage I – which means no open fires set on the ground. If the county enters STAGE II, there are no fires allowed, even in our designated fire pits. Propane camping stoves or smaller propane fire pits are permitted under stage II bans. As Colorado is often under fire bans, it is your responsibility to pay attention to fire bans in our area and plan accordingly. If fire bans are in effect, we do not offer refunds

ABSOLUTELY NO FIREWORKS EVER!
Our Store

We have a small store where we sell ice, firewood, t-shirts, snacks, candy, drinks, basic need items, and various camping items guests might forget. Store hours vary and will be posted on the front door.

WIFI/Cell Service

AVR has limited WIFI services available at the lodge. We recommend completely unplugging for your stay to fully enjoy your surroundings and the people you’re here with. However, if you need to check emails or make calls, we will have service at the lodge. We have limited bandwidth, so no streaming movies, videos, or games are allowed.

If there is an emergency, we can help you contact whomever you need. Cell service is minimal. The best service by far seems to be Verizon.

RULES AND REGULATIONS

  • Arapaho Valley Ranch is surrounded by Rivers, Lakes, and Streams. All children under 12 years old are to be accompanied by adults at all times. We are not responsible for any accidental injuries/drownings/death associated with water exposure. Please be careful.
  • Parking is provided for all guests. Please do not park anywhere but the designated parking areas.
  • We are surrounded by thousands of acres of the Indian Peaks Wilderness. There are trails that
    wind in and out of the ranch areas. Always let someone know where you are going, especially children. Hiking and adventuring around the Ranch and outside the premises are at your own risk.
  • Arapaho Valley Ranch is an off-grid resort, which means that we generate our own electricity, have our own water, and are not hooked into local utilities. Occasionally electricity and water may not be operational due to routine maintenance and repair when necessary. Bringing extra water and flashlights is recommended.
  • There is NO SMOKING/VAPING of any kind except at the designated fire pits. Please put your cigarette butt in the fire pit and not on the ground! If we are under a fire ban, all smoking is banned. We reserve the right to fine CLIENT(S) for excessive cigarette waste that occurs throughout the stay.
  • Fishing: We have our own fishing pond stocked with trout. We ask that you limit fishing to two fish caught per person. You are responsible for cleaning your own fish. Please do not clean fish in the Lodge bathrooms or our shower house. There is no license required to fish in our private pond. The South Fork of the Colorado River runs alongside our property and there is over a mile of private access for fishing. A fishing license is required for the Colorado River and can be obtained through the state of Colorado website. Swimming, canoeing, paddle boarding, and other water activities at our pond and in the river are at your own risk. Children under 12 years of age must be accompanied by a parent/guardian at all times.

Getting to Arapaho Valley Ranch

We are 9 miles down County Road 6, it is a well-maintained dirt road that winds along Lake Granby. Please use caution driving on this road. There are significant drop offs without guard-rails.

The best speed to drive on this road is 25 mph and the scenery is gorgeous. Drivers taking pictures and sightseeing should pull over safely to do this. We do not recommend driving this road at night, but if it is necessary, slower speeds are recommended. At the beginning of this road you will see signs that discuss purchasing a pass to drive and park on this road. You do not need to
purchase this pass to drive to our property, unless you want to drive up to Monarch Lake and park there, or park near Lake Granby to fish. Making “quick” run to the store is a pretty long adventure.

We recommend coming prepared with what you need before you get here, but of course we forget things sometimes, so if you need anything, just ask –we are usually in and out of town regularly and are much more used to the long dirt road than most.

Arapaho Valley Ranch is located 45 minutes from the nearest emergency and Fire departments. Granby is 17 miles away, and contains the nearest grocery store. Grand Lake is 20 miles away. If any of your guests have medical problems, special needs, etc., please plan accordingly.

Arapaho Valley Ranch reserves the right to request any person or group of people acting unruly and contrary to regulations to leave the premises. This includes but not limited to over-intoxication, underage drinking, illegal drugs, irresponsible behavior, damage to the premise, buildings, etc.
